Project Description

The Goodsyard in Birmingham, previously known as Hockley Mills, is a mixed-use development constructed on a brownfield site. Formerly an industrial area bordering Birmingham’s Jewellery Quarter Conservation Area, the completed project comprises 395 build-to-rent (BTR) apartments, parking facilities and retail spaces.

DFC was instrumental in designing and delivering the fire strategy for the development. A primary challenge was ensuring suitable external access to all blocks due to the site’s enclosure by an active railway line, existing structures, and a major road with substantial height differences. Additionally, the development’s proximity to the railway station required an evaluation of the potential impact of any building fires on the rail infrastructure.
